INSIGHTS / DESIGN & DELIVERY

Before signing for an SCBD office

A usable area figure does not explain how a floor will work.

The floorplate is part of the brief

A usable area figure does not explain how a floor will work. Examine the core, column positions, arrival point and the depth of daylight. Test whether the proposed meeting suite, workstation layout and support spaces fit without creating long or awkward circulation. Record the assumptions before comparing lease options.

Ask for the building information

Request the available fit-out guidelines and handover information from the property team. Review service capacities, working access, material handling and approval procedures with the appointed specialists. Existing ceilings or equipment may affect what can be retained. A measured survey remains important even when a marketing plan is available.

Look beyond the fit-out price

Separate the construction allowance from furniture, IT equipment, professional appointments and moving costs. Check whether the proposal includes testing, samples and handover documents. Provisional quantities and exclusions should be visible. Comparing two headline prices without those details can hide a very different scope.

Allow time for decisions

A move-in date depends on design approval as well as site work. Meeting-room technology, custom joinery and imported furniture may need decisions before general finishing starts. Build the approval sequence into the programme and identify what happens if a decision is delayed.

Bring the right information

Share the project location, approximate area, current stage, available drawings, intended budget and target programme. We can use this information to define a useful first review and the scope of the next stage.
